METHODOLOGY


1. Definition of the specifications: during the first meeting, you explain your property project, your tastes, your expectations and your budget. IMMOCHERCH helps you to  refine your selection criteria and to sort  them in order of priority.
 
2. Validation of the feasability of your search and of the detailed specifications: IMMOCHERCH analyses if your search is adequate to the reality of the market, discusses once again if necessary your search criteria and your budget in order to submit to you realistic specifications for validation.
 
3. Signature of the purchase mandate: after validation of the detailed specifications, you sign the purchase mandate which repeats the words of the specifications and which stipulates the commission payable only at the signature of the notarial sale deed or of the leasing agreement.
 
4. Viewings of all properties suitable to your specifications: IMMOCHERCH looks for the precise property among all actors of the market (private individuals, estate agencies, solicitors, auctions, property managers ...) and views all available properties for sale or to rent likely to meet your request. After each visit, IMMOCHERCH sends to you a detailed report with photos, an analysis of advantages and inconvenients and a recommendation or not for viewing the property.
 
5. Taking you to view the selected properties: after you have selected the properties that you find interesting, IMMOCHERCH arranges their viewing favouring as far as possible a grouped schedule according to your availibities in order to  optimize your programme. IMMOCHERCH accompanies you to view the properties.
 
6. Negotiation of the selected property: you are interested and attracted by a viewed property, IMMOCHERCH assists you in the negotiation period with the vendor or his intermediary and collects all the documents to check before committing yourself (Carrez act, documents from the managing agent: condominium rules, general meetings minutes, maintenance charges amounts, voted cost of works ..., town planning information, technical diagnosis...)
 
7. Fees paiement: if the mission has succeeded, you pay the commission to IMMOCHERCH only at the signature of the notarial sale deed or the leasing agreement.
